What is Realtor responsibility for vacant property?

My Father has a home for sale that is vacant.  What is the realtor responsibility to check on the home?  The home is in Maine and the realtor didn't check on it (or show it) for over three months.  The house lost power, pipes froze and burst, and the house is now growing mold on the walls, carpet and ceiling. Do I have any recourse?

We have no responsibility for vacant houses unless specifically written in the listing contract or if you have a property management contract with them.  It is purely the seller's responsibility no matter where they now live.
