The listing can be removed for a number of reasons -sold, canceled, expired. One other note, both here and on Trulia, I have seen listings (and been asked about them) that are showing as Active but were sold months ago. If you really want to know what is currently going on in the market, contact a Realtor and have them set up a search of the local MLS for you. We can (at least here in Southern California) set up your own private web site with your search results.

Let me relate my own personal experience. The neighborhood in which my home sits (all single family detached homes) backs up to a condominium complex. When I was getting Zestimate emails, they would show condos as comparables for my home and miss the value by as much as $150,000. I guess Zillow's programmers have not figured out how to get true comparables with which to compute their Zestimates.
A true comparable is as close as possible to an exact match within about 1/2 mile and sold within the past three months.

How can my home have a Zillow estimate of $291,000 when the same home across the street from me sold for $325,000 several weeks ago? The only difference in the two homes is that I have four BR's and the home across the street chose to have three BR's and a den. Both back up to a lake and my home has more upgrades like central vacuum, larger patio with screen, etc.

That's when the home goes off the market and the listing is removed from Zillow.
