Oh my - do your potential clients a favor.  Delete it and come up with another format. Recording a monologue is a noisy car is down right painful on the ears.   How does the video format add value?

The buyer walk through is done to check that the home is still in the same condition as when it was purchased and to assure that there are no damages when the seller moved out. It is a good idea to do it a few days before and also on the day of closing.

Prior to closing on a house (day before or day of) the buyer goes into the home they are purchasing to make sure everything is in working order.

A "walk-though" is the buyer's final look at the home before closing. I personally accompany my buyers during their final "walk-through".  At that time, we review the file to ensure that all negotiated repairs have been made. We check to see that the home is clean and all personal property, including trash and yard debris, have been removed. It is best to do the "walk-though" several days prior to closing. This gives time to address and correct any potential issues, prior to the scheduled closing.

The correct time to do a final walk through is just prior to settlement.  You often hear about buyers doing the walk through a day or a few days prior to settlement and then the day of settlement there may be flooding or some other last minute surprise.  Do it the day of settlement even if it's a little inconvenient.

The walk through is done for your benefit, making sure that it is in the condition if not better when you first fell in love with it.  Usually done the day before the "Celebration"

Hi. It's usually a good idea to do the final walk through the same day as closing, if possible. This is the final "sign off" on the house for your buyers saying they accept the house in it's current condition. They show this acceptance by signing the closing documents. If there is damage done to the house that wasn't there before, the buyers could be stuck with the repair costs if it is undetected before closing.

A buyer walkthrough is when the buyer and agent literally walk through the house being sure that repairs that were promised were completed satisfactory, things work as they should and generally that the condition of the house is at least as good or better than it was when the buyer contracted to buy the house. Sometimes the family moving out causes damage. Walkthrough is done as close to closing as practical. It is the very end of your apporval process before house becomes yours and your responsibility.
