What is a fair offer on a Fannie Mae owned property?

What is a fair offer on a Fannie Mae owned property? The property has just went for sale at what seems to be a high price compared to others sold in the same neighborhood. However, the comparisons are all over the board. Wondered if there was a rule of thumb and how long they hold out on first offers?

Our office lists a lot of Fannie Mae properties in our area and they really do not come off the list price very much when they have just came on the market. 

I calculated some recent sales of some of ours that have sold quickly after being on the market, about 93% of list price is about as low as I've seen any be accepted.

On Fannie Mae homes, you aren't going to get much off the asking price right off the bat, maybe $1000 or so.  The longer it sits on the market, you can get more off.  Be sure you ask about Homepath loans.  On some Fannie Mae foreclosures you can get some help with closing costs, low down payments, and low interest on a Homepath loan.  A buyer's agent can really help you with that.  Best wishes.

You need a Buyer's Agent to represent your interests.  The Buyer's Agent's services are at no charge to you, as the Seller pays the commission, even is a "bank owned' property.  If you don't know a Realtor, ask for recommendations from family members, friends, neighbors, co-workers, etc.

There is no rule of thumb.  Your agent can look up the history on the home and find out the loan amount etc.
