Realtors have access to all REO's, corporate owned, bank owned that are ready to actually purchase now. They generally don't charge a fee for these lists however I have heard some do. I'd like to charge $49.95 a month for lists that will serve people no purpose except make them go an a wild goose chase until they find a Realtor to help them locate a property that meets their budget, specifications and desired area.

I think some agents missed the mark here where you were asking about homes in Foreclosure (Not REO's). For that it's fairly easy. Most Cities/Counties have a website where they post "Notice of Trustee Sales" which are homes currently "in foreclosure". For example the Kitsap County, WA website is below...

If you just want a list of REO homes that are foreclosed upon homes then any Realtor should be more than willing to provide you with a list and keep you updated daily as they come to market. I would HIGHLY suggest you provide them with information on your financing type whether it be cash or loan (if financing then a pre-approval letter) so they can make sure you're only pursuing REO homes within your actual loan type...

MRIS.com (basically see your Realtor, even if you have been hiding from him/her) ... that site definitely doesn't give the info out for free, trust me :). This will save you time, sanity, and maybe your computer?? Any agent who pays their dues can pull a list up in minutes.

Simply put by many already. Ask the realtor you are working with for a list of homes in the area you are interested in. Foreclosures/ShortSales/REOs. They will provide the most up to date list.

4Jacks, what is your location? Getting a list of distressed properties (REOs/foreclosures, short sales) should be fairly simple. If you provide with your specific location perhaps more accurate help could be given to you.

Many foreclosures are listed with Realtors in the MLS they are called REO(Real Estate Owned). Any realtor can provide that list. You will also find foreclosure sales in your local paper. These are foreclosures that are auctioned by the court.

The web is full of scams and money grubbers that will be happy to give you outdated info in exchange for your hard earned cash. The best way to get up to date current info is from a local realtor. Find one you trust who has a grasp on the market and work with them. Simply tell your agent what you are looking for and ask them to search their MLS for foreclosures and email them to you daily. You can also request that your agent search tax records for properties that have not hit the market yet.

Yes, your local Realtor can search by the criteria you want -- ie., foreclosures -- and that way, you'll have the most recent information, directly from the MLS. In fact, if you ask, they should set up an automated search for you, so that you can get new updated info as new listings come up each day in the areas/price ranges you're interested in. This works best for my clients; they know just as quickly as I do what's come on the market, and can drive by the homes and then let me know which ones they'd like to see. Try it!

Mainly, I do not want to pay any money or join any website trial offer.
It is impossible to do a search on the web for "foreclosure homes" without getting a boat load of spam and garbage websites, the rest want money.
So how do you actually seriously shop foreclosures? Do all the banks have listings? thanks
