Boy, I think it really depends on the kind of barn. I have seen some property without a barn and no horse/cow improvements be worth 25-30% less than a comparable property with perimeter/cross fencing with a solid multi stall barn. From what I have seen, you generally won't get too much return for a low quality open barn, but you also won't get a full return on a high end training barn either unless it is leased with an income. I'd love to give you a better answer, but it really depends on your area and the quality/usability of the barn.
