$271,050 is limit.
Denise is incorrect. As long as your second mtg is over 12 months old it is considered rate and term and can go as high as 97.75% of appraised value.

No, I do not have a FHA loan, I have tried everything because I am even at best on my home but I have some cash to pay it down maybe 5 percent my home values about 220k and I have about 10k I can put down toward the balance but that would leave me at about 95 percent LTV

If they were not taken out at the same time it is considered cash out. Do you currently have a FHA mortgage?
