To answer the question. Each agent has the right to contract with a buyer and indicate the amount or percentage of compensation they require to represent you. Many times in a buyers agency agreement the agent will specify that should a sale generate less than the desired "paycheck", the buyer must make up the difference.

I'm not in Sterling, but in Greeley. The norm in the Greeley area is to offer buyer agent commissions of 3%. However many foreclosure and short sale agents are only offering 2.5%. In the Denver area the norm is 2.8%. So I would say somewhere between 2.5-3%. If you are thinking about advertising a property for sale by owner maybe also think about adding an agent bonus of, for example, $1000 if closed by such and such a date. Maybe that would get agents to notice your property.
