The average rental increase in Arlington is 3-5%.  Based on market conditions, and an increase in renters (more homeowners transitioning to apartment renters) some neighborhoods/communities have consistently seen increases in the 8-12% range.  Keep in mind that on average you can expect a higher rent increase if your apartment building is located near a Metro.

The average apartment rent for all apartment sizes over the past 6 months in Arlington has also increased (one bedroom units have generally increased by around $130 more, and two bedroom apartment rentals have increased by a little over $200).  

If you can, avoid moving in the spring/summer, and look to move around the late fall or winter (from Nov to Feb).  Business is the slowest for apartment communities around this time (which means lower rent prices).  On a 12-month lease cycle, this will also lock you in to a lower rent increase schedule, as a landlord knows it's harder to rent a newly vacant unit in the winter time.  I hope this information helps, and best of luck.
