Eric is not as far off as you might think.  I work with many contractors and sell alot of new construction.  Wholesale costs are running between $150-$200 per square foot.  If you are going to hire a contractor, I know contractors that will charge anywhere between $200-$600 per square foot.  It's an industry where reputation and integrity are of such value, that many are willing to pay a higher price for quality and piece of mind.

As you know, home prices in Montclair range from $600,000 to $4,000,000+.  That price differential is large because the quality, lot value, locations and house sizes in Montclair are wide ranging.
Generally speaking, the smaller the house, the higher the price per square foot to build - you get economies of scale when you start to build over 2000 square feet, so the price starts to go down.

Rebuilding costs are impacted by a number of factors, everything from the quality of kitchens and bathrooms and the overall finish quality of the interior & exterior of the home to the market conditions for labor and materials pricing.  As an insurance agent, I see replacement cost  assessments running from  $180-$225/sq foot for typical Montclair homes with higher cost for high finish or hillside conditions.  Our policies include a 150% extended replacement cushion to make sure there's plenty of coverage in the event of a large loss.

Wow!... well, I am in Southern California, so I guess I have to qualify my answer, but those numbers sound very high, even for some custom options. You should check with contractors in your area, but I won't even remark since I would state significantly lower numbers. I mean, at $400/SF, doesn't that make a 2000 SF house equal to $800,000 PLUS the lot and soft costs?? Wow, again. I agree with Eric, and would just like to add a couple of things:  It may be helpful for you to call CEDA, (Community and Economic Development Agency) aka The City of Oakland Building/Permit Department,  510-238-3440.  It will be important to find out feasability of a project on the lot you have in mind, and they will be able to tell you how the city values new construction per square foot.  The cost of the permits and associated fees in Oakland are a major factor in your calculations:  also they can give you some useful parameters and answer questions that will all factor into your calculations.  Good luck!

It depends on many factors, anywhere from $200 to $400 and upward.  It all depends on the finish quality. 

A high-end home can easily run upwards of $500 per square foot to complete. 

A mid range can be close to $270+ per sqft. 

The home you're speaking of, in Montclair, can probably be built for $250 per sqft., and be finished very nicely.  


Though, little things like the type of windows you use, or the type of floor material, can send that figure upwards of downwards by 20 to 30%, so you need to provide a more complete list of details in order for anyone to accurately answer your question. 

With more details a better approximation can be given.
