What is the best 55+ lake community near atlanta?

My daughter just bought a home in Marietta and we want to be close but also be in a lake front property in a  55+ community preferably to be able to meet people our age. Any suggestions?

Thanks!

If you want a huge lake with motor boats etc there are many choices.  However, if you would like a leisure lake with battery powered boats and amazing amenities you should consider Big Canoe, Georgia.

I am a full time resident and Realtor.  We have 27 golf holes, Indoor and outdoor tennis facilities, indoor and outdoor pools (3), state of the art gym with raquetball squash yoga etc as well as spa  massage services onsite!  We have a physical therapy company on site as well.

Add to this over 30 miles of walking trails- most with creeks and 3 waterfalls- a wonderful mountain community where the average age is 60 (however we are not designated as 55+).  We have 2800 homes on over 8000AC in a gated community rated #1 by Atlanta Builders and #1 in Amenities!

If you would like a tour of Big Canoe, I would be glad to show you around!

Oh.  We have 3 bocce courts and over 150 leagues members.  Nothing like socializing with wine/cheese and having  fun bocce match!    Also, we have $12,000,000 clubhouse!

Big Canoe is a must see!

Gainesville, GA has one of the highest rated healthcare systems in Georgia. Here is an article about retiring in Gainesville:

I've heard good things about the Del Webb communities, as Tom mentions below "Deaton Creek."

I'm a huge fan of the Lake Lanier areas.  Cresswind has a development on the lake and in DeLand, Florida, which is where I experienced Cresswind first hand.  It was such a lovely place.

Just wanted to mention that in many of these large communities, you can purchase a stay for a few nights to check it all out and get a feel for them.

And as Nicki mentioned below, there are small towns which have lots of active retiree residents -- a completely different feel than a large, self-contained development, yet just as nice.  Depends on what you're looking for.

Looks like you have some experts on the subject below.

I work at Lake Hartwell and we have a lot of retirees here.  I would love to show you our lake.  If you want a 55+ community with amenities, I can help you at Deaton Creek.  They have a small lake, but not one that you can boat on.  Or you could live at Deaton Creek and buy lakefront at Lake Hartwell - only an hour away. [deleted by Zillow moderator. Great Question.  I am afraid there are too many variables to name just one.
If you are looking for true 55+ communities where younger residents are not allowed that narrows the pool quite a bit.  If you want to consider gated communities with golf, tennis and lakes where "most" of the residents are 55+ then that expands it a bit more.  Since your family is in Marietta, there are 3 great communities within an easy drive just up in the edge of the North Georgia Mountains all less than an hour from the I-285.

Big Canoe is the largest and best known, they have two lakes, 27 holes of golf, a great health club and more. There are about 3000 homes and prices range from weekenders under $150,000 to estate type properties at over $2M.  Plenty of good homes available across the spectrum.  Just across the mountain is Bent Tree.  Bent Tree has a beautiful lake, a great 18 hole golf course, tennis, a stable and more. Bent Tree  has about 1150 homes and prices range from just over $100,000 to $700,000 with homes available in all ranges.  Both Bent Tree and Big Canoe have "quiet lakes" - paddles, sails, electric motors - no gas engines or skiing.  A little closer in and just outside Waleska is Lake Arrowhead.  Lake Arrowhead has 18 holes of golf, tennis, swimming pool and two lakes .  The larger lake accommodates power boats and skiing and both permitted and common. Price run from just over $100,000 to about $1M with opportunities at all levels.

Lake Arrowhead has a younger average age and more families with children at home.  Bent Tree and Big Canoe have some younger families, but the majority of full time residents are either retired or 55+.

Hope that helps.
