1200 sqft house, 5000 sqft lot, concrete ground, 60% wood laminate, 25% carpet, 5% tile, new asphalt roof, attached 2 car garage, stucco, gas fireplace, gas stove, gas dryer, central AC, new gas heater, new gas water heater, $300,000 purchase price, not a lot of expensive belongings.

Your best and most accurate bet is to get at LEAST two quote from an insurance broker who handles many insurers and one like Farmers. If you need some referrals let me know.

If you are ex-military or a dependant of someone who is ex-militarty you can go with USAA. Their prices are hard to beat.

I got numerous quotes.  I'm just curious about coverage numbers.  Some quoted $220k for dwelling and others $270k and others quoted my purchase price as the dwelling.  I guess $1000 is common for deductible.

Some are just more conservative. Price to built a new home per sq ft does change. I would go somewhere between highest and lowest. And yes $1000 is normal deductible.

I recommend at least $200 sq foot. Its not just the rebuild, there is debris removal and extra cost to rebuild. Remember you are not a builder building an entire subdivision. 220k is way too low and dont fall for the extended replacement cost.

Dont forget to check what type of policy are they quoting. Is it an all risks or named peril policy? Is it broad form or special form? The amount of coverage is only part of the policy. What types of claims will be paid and if it has to be listed or excluded to be covered are very clever ways insurance companies lower the risk they take and the amount of coverage you get and that is how you get a lower rate. Coverage type is as important as coverage amount.

We use this site for https://www.360-value.com/apps/iv/Start property reconstruction cost evaluation and I found it very accurate. Any custom features of the property should be considered as well. Depending on the zip code your rate should be in 600-900 range.
