You best bet is to pay for an appraisal. The margin of error for Zestimates can be quite large, and the tax assessors value typically lags behind the market by 18-24 months. Another option mught be to contact a real estate agent that's experienced with land and lots in that area, and ask him/her to run a CMA for you.
