Traditionally, home sales peak between April and August as parents take advantage of the kids being out of school to avoid mid-year moves. From my experience in spring to summer, your house will likely fetch a higher price but between Halloween and Thanksgiving, your house is likely to sell more quickly. Good Luck!

I'm going to revisit my previous answer. The best time to sell is yesterday; because the market is still dropping and a flood of inventory is coming in. If you are on the fence, skiddadle becuse you will be left beding waiting another 2-4 years for some sort of a rebound once we remove all this REO inventory if the banks ever streamline te process! Put your house on the market now if you are on the fence! Ask your local Realtor about my opinion and see what they say....best wishes

Buyers are coming out now in 2011 more than ever in Any month in 2010. Typically Early Spring and Fall bring more serious buyers for inland properties and The Summer months for our Coastal buyers. Believe summer buyers are more readily able to send the women & kids out first to preview, then when narrowed down, bring husbands.

Over the years, I noticed home sales in Florida follow patterns. January, March, April, May, June, July & December are good months to sell. Of course, the property has to be priced according to market conditons and be in reasonably good shwoing condition. I'll bet other places have similar patterns, and yes, people have a tendency to wait until school is out to move. Proper pricing is the key in any market.

It is about supply and demand, but remember you want to come in to the market beofre the mass comes in. and remember it is a buyers market and buyers are looking for a deal. So don't price at the high end of the market try the middle as the start. I say that because if you get enough people intrested you could have a multiple offer situation.

Ultimately it will always come down to supply and demand. Mid-December through the end of February sees the fewest homes on the market but there are also few byers. That said, those that are looking at that time of year tend to be serious buyers. In the spring there are many homes for sale however the beautiful weather also brings out lots of window shoppers, so you can get more traffic and feel like you're more likely to sell but the fact is that many people are just looking. Therefore the simple answer to your question is the best time to sell is when you are motivated. When you ddecide you're ready, the biggest factor in your success will be finding a quality Realtor. Sell NOW! It's all about supply and demand. Sell when the inventory is down which in my market is right now. Bad weather and lots of snow is keeping sellers from listing which is a big mistake. Don't wait for the pretty flowers to bloom and the pool is open. That's when most decide to put their house on and the inventory goes up. Just listed a house last Saturday and priced it to sell. The sellers were very hesitant to start showing since the weather was horrible that day. We had 6 showings that day, 5 the next day and are negotiating 3 offers - all over asking price.

NOW is always the best time to sell your home. make sure you get it on the market with a top notch REALTOR - someone who gives you huge web exposure as that is where all of the buyers are coming from. Let me know if you need a referral to a top agent - happy selling!

Now is the best time to sell...2011 - 2015 we will have more foreclosure short sale REOs,... as we have more foreclosure, coupled with increasing interest rates .. the home prices will go down

Normally, the market is in higher intensity during the late spring and summer, like you said, but the best time to put your house on market is February- May, before that busy-market time arrives. Also many families who consider to relocate in summer, begin to look for the properties in early spring time, to register their children in new school.

In Columbus, Ohio, now is the best time. Jan., Feb., Mar., April are our best months to sell a home. Surprised? Most amount of buyers (ost-holidays) and fewest homes on market to compete with. While snow shoveling for appointments is not always optimal, our market gets more top dollar sales now than in mid-summer.
Some of our school districts also start enrollment in early May, so if you want your pick, you need to be in early. Marketing in the early months, allows time to sell and move-in before fall, helping kids make friends and adjust to the new area before having to start school!

Many people think the Spring, but really it depends on your shedule as a seller and local market. the Spring is typically when most people put their home on the market for logistic reason, but a good agent will tell you with prices continuing to decline and rates going up there is a sense of urgency out there if you are planning on moving. I would check with your local REALTOR and see what the market is doing. Time is money.

spring is a great time, not too hot to be out running around looking at houses, have daylight in the early evening so people can look after work, green grass and flowers ....Houses sell year round, there spurts here and there and every market has it's own special things. I'm a bit of a nerd and I extracted data from our MLS to excel and did a little number crunching...here typically februrary and march have the best performance for houses going under contract. There' a few years where that's not true- oct 2009 was an insane month for contracts because of all the stimulus/tax activity so it messes up the numbers but it's pretty consistent here for the past 5 years to be feb/march. Lubbock might be different...but I think it's safe to say spring isn't a BAD time!
besides that...a lot of houses on the market doesn't always mean saturation. it depends...if there's too many houses just alike and not many buyers for that type of house then it's not a good time, but if there are a variety of types of home on the market- they appeal to different buyers. and if there are a few like yours- that means "choices" and it's worth getting out and looking from the buyer's perspective..

houses typically sell or hit the market in spring and summer because of foliage blooming and whatnot, filling in of plants and trees can add such beauty to a house that a lot of people want to wait until then. I think in this market that one needs to price aggressively ahead of the market in either direction it is heading in order to get the most for your house and move it quicker. So if the local market is down 6%, price it 8% lower and you will most likely get a multiple bid situation. Houses are selling that are priced correctly....the most important thing that anyone or any realtor can take from this post is price ahead of the market. If the market is still dropping, price it slightly lower than the best comps and it will sell quickly and closer to asking price.
I agree with Angela whole heartedly, those times of year the inventory skyrockets.....why not get on the market a little earlier so you are not competing with so much more inventory bc everyone wants to lisdt march 1st.....just food for thought and my very humble experience in my 7 year career at this point. At least in Texas you do not have (much) snow to worry about. People can always look and see what your house and lawn look like any time of the year.
I would ask the local real estate agents this question. I have heard it said that those houses that sold in June went under contract in April. That means some lead time helps.
