What is the best new tool for sellings houses?

What works best?  Is it better photos?  Agent Open houses?

The tools that have helped me to sell homes quickly can definitely be attributed to good pictures, a competitive list price, and texting signs. With the "text for more info" signs in the front yard, anyone is able to see how much the home is selling for and they have the option to look at photos of the inside online immediately on their phone. The service I use is Circle Pics.

When you consider that 80 plus percent of new homebuyers begin their search on the internet, any tool that is now common to the internet is a necessity when marketing a listing.

#1 has got to be quality photographs - and lots of them. Buyers probably take 30 seconds to determine whether or not a house is worth their trouble of setting up a showing, etc. Unless the price is ridiculously low, you're going to need photographs to charm your way into a buyers heart.

#2 tool for success is a searchable website and maybe a QR code on the listing sign and / or fliers. It use to be that all you needed was a phone number on the sign. But home buyers today want information NOW - and not when your office is open the next day. Ease of access to information AND quick responses to buyer questions will help to sell your listing.

The best tool to sell any property is to list it at or below CURRENT market value. If it has not sold in 30 days look at the comps again and reprice.

This is assuming the condition location and quality of the property is similar to the comps. If any of these are inferior, the price must be adjusted for each.

If it still has not sold in 30 days, rinse and repeat.

It works for the REO's why not try it?
