Advertising is about dollars and before I spent even one I Googled a local successful realtor that I respected. I wanted to see where they were spending their internet dollars. I also picked up every real esate section in the newspaper, weeklies, and print brochures like Homes & Lands, Luxury Homes, etc to see who was advertising where. I then took the information and personalized my campaign. The key to the campaign is branding. Consistency in look, logo and message is invaluable in advertising. As you grow you will also change your advertising strategies so be sure to keep track of where you are getting positive and negative results.

I'm having good luck with Zillow. But honestly, the best results I've had is "walking the farm" people don't do it anymore which really only means that it's more effective for the few that decide to do it. Get out, meet people. -it's time consuming but free, fun and good exercise!

Im impressed with genuine Realtors I meet, who dont act like used car salespeople.
Spend the money on a good pair of shoes and meet people face to face, door to door, and be human and genuine.
Online stuff can always be done on the side, even outsourced be computer geeks who know how to market. The really successful Realtors dont need the online stuff.

You are definitely on the right track. Utilizing sites like Zillow/Trulia are great ways to get your name out there. It's all about relationships. Sponsor your local kids softball team. Get in the community. Be part of the community. Hand a card to everyone you meet. Most Realtors smile and say yeah..that's old hat. But be honest, how many actually do it. The person you just sat next to at the tire shop waiting to get your tires rotated was in the market to buy a home. You never gave her a card... she never knew you were a Realtor...missed it!

That is the million dollar question! A great ad on your website accomplishes nothing without the accompaning adwords, placement ads, seo, feeders or other advertising to steer citizens there.
What will work in Farmington may not work in Palm Harbor, FLorida.
I recomend a bit of research. Start with a well planned open house in a very high traffic area. Pay the agent if you must. (I reccomend a collaborative open house but that will take to long to describe.)
Use this opportunity to meet every attendee with this question, "How did you find out about this open house. My TV ad?" Responses will be: "Oh no, I saw your 700 signs!" or "My agent sent me this listing with the open house date." and even better, "I found it on Zillow (craigslist, trulia, cribs, homes, realtor.com, etc) These are very likely to be non-represented buyers.
Note if they have a pda and are using the mobile aps to troll open houses. Did anyone scan the QR code? How about what they do in the car when they arrive or depart? What elements of your passive advertising did they pick up? Now, you should have a great idea where to spend your money for advertising to the 90 day market. Now, work on the appeal and message.

Real estate 101...Market yourself extensively. Build your internet presence including free sites like Zillow/Trulia. Target neighborhoods in your area that you would like to do business in and become knowledgable about their stats, demographics etc then farm it with postcards, informative mailings etc. I have great luck with both the internet and farming.

Create a real professional "AD" and you will use it over and over as opportunities come up. All of the advice you hve been give in true, but you have to start with a basic ad to put on website ect.

There is no one right answer. Determine your style and your target market. Consistency and content are key. One ad here or there or one mailng will get lost in the shuffle. If you send a consistent message, you'll get noticed. Don't be a secret agent- tell your friends that you sell houses! Good luck!

I think Zillow is a great place to advertise. So many come to Zillow for information. I think as a Realtor giving advice to laypeople is great way to show your knowledge of the real estate market.

All of your posts done continuously over time can get the attention of people reading these forums. People can form a general idea of who you are and how well you could do for them by seeing how you react over time.

I am sure most professionals will tell you newspaper ads do almost nothing. Online is where it is at. But you can waste time and money online also. Keep track of what you do and the results it brings. You may find that certain things work better for you than others. It is always a good idea to reevaluate every month or 2 to see what works and what does not.
One thing I would do is to ask everyone at your office what they do and how well it works for them. I would not pay for a premium ad on realtor.com. People ignore them almost completely. They are just in the way. Hopefully a real professional can give you a lot of solid ideas. Some say blogging helps IF you can do it on a constant schedule and make it relevant on the right sites. Myself, I wrote several blogs and ran out of ideas after the last one.
