Street location is critical..if you off the beaten path..its going to be a tough sell

You can advertise on Facebook, craigslist, local newspapers, as well as websites geared specifically for people selling their own homes-- For Sale By Owner (FSBO).

I saw a guy standing in front of his house in a clown suit and waving at people,  He had his wife at the neighborhood entrance doing the same thing.  After 9 weeks they listed with me and sold in 6 Days

I would recommend doing a Google search in your area for a Flat Fee MLS Broker. A Flat Fee MLS Broker will post your listing on the same MLS in your area that professional real estate Broker's use.

This is called FSBO or For Sale by Owner. If you're truly convinced that this is the right way to go, I suggest that you start with your friends and their referrals. You can also take advantage of Social Media sites like Facebook. Also, you can opt for putting an ad in the local newspaper or you could check out ForSaleByOwner.com.

However, selling it on your own can be very overwhelming and expensive. Mistakes are very costly, a lot of required paperwork can be difficult to process and liability runs quite high. That's why I strongly suggest that you sell your house with an agent to make sure that you won't have to worry about these things and at the same time, your house will be sold at the best possible price and fast. Why would you not want to use a broker?  They can save you money.  With today's market, there are so many details in selling a home, anymore, it is just like doing surgery on yourself without a doctor.  When you hear realtors and mortgage companies saying how the rules are changing daily, do you really want to do this.  Their knowledge is what you pay for.
