What is the best way to determine if a area is in a appreciating/depreciating market & what the % is

Never use a sales person as a source of education, and be prepared to verify everything they say.  You can take a look at perspectives they may offer, but know how to validate them before even talking to them.

Those who trusted REA's, LO's, and Investment Bankers for their home buying and mortgage education are among those most likely to be in trouble from buying into the current bubble.

Again, the delusional REA who wants to "educate" the client.

An REA can be a source of information, but they should definitely not be counted on as a definitive or authoritative source. You should do your own self-education (as others have provided recommendations on how to do so), and then consider using a REA as an additional source.

There are an number of different ways to evaluate market trends.  Some of the things I review are:
the number of forclosures in the area
The number of listings in the are compared to the number of sales.

The easiest way is to look up the home or zip code on zillow and look at the graphs zillow provides.

Just keep in mind that this is just an estimate that can often lack precision but good for a quick overview.

If you put in a home address in an area, you can pull up the main house page. Click on the chart for the house and the larger charts page will come up. At the bottom of that page is the % change in value for the specific house, zip code, town, state and US at different time intervals. There is also a neighborhood page for each house with percentages available too.
