What is the best way to find a good agent in Highlands Ranch, CO?

I have a 6 bedroom and 6 bath house in Highlands Ranch.  We are current on our mortgage, but our job situation has changed and we need to sell.  We need to find a good agent and create the right sale strategy.  This may be a short sale, but are not clear.  The nearest house to us (across the street) is selling for $750K.  We need to clear $680K with commissions and fees to retire our debt.  Our house is larger than the one for sale near us.  How do we proceed?

I am sorry you have been put in that situation. If I were in your situation, I would interview at least 3 local experienced brokers who live and work in HR, and has extensive short sale experience.  You are looking for a broker with a comprehensive marketing system to attract qualified buyers to your property quickly.

I think if you can get an offer over $745,000 you should be in the clear.

Highlands Ranch houses are selling at a pretty nice clip.  So maybe you won't need a short sale at all.

The first thing you need is a payoff statement from your current mortgage(s) - that and a sellers net sheet will help in establishing whether or not you will be short.  Then you can best decide how to proceed.  The broker you hire will prepare a seller's net sheet for you.  It is not necessary to share with all the brokers you are interviewing the exact details of your financial situation

It's your decision to proceed with a short sale and you'll need a short sale specialist to gather the documents needed for a short sale package and stay on top of the process.  I use a web based software called short sale commander to make sure everyone involved has up to date information and is kept informed of the progress every step of the way.  (This is important for you and the buyer - so they don't loose interest.)

Honestly, In my opinion the very best way to find anyone is through friends and family. If you don't have friends or family you can ask, I really like www.angieslist.com. This service provides ratings of trades people that are rated by members. You can't "pay" to be on the list, nor can you pay for reviews..I have found very good workers from Angie's.

I will not see reviews on zillow at all! 9 out of 10 reviews on zillow are made by the agent him/ herself.  Dont use zillow reviews at all as reference. You can look for agents that sold homes nearby using the web, also offices not far from the property. If you like zillow, then you have a wide variety of agents to choose from. See the homes sold that will show up on zillow. Some agents on zillow will show 25 reviews and they sold only 5 homes in their career. In this business as in any other, experience is the important matter. Solds = experience.

Search Zillow agents by area and read the reviews.  See if something that is said strikes a chord with you.  Invite that Realtor over to have a look and see what you think.  If not a good fit, keep looking until you find the fit you need.  Good luck.

-Meet up for coffee/tea
-Bring a list of questions: How long has he/she been in the industry. Are they a seasoned agent. etc.
-Ask to hear agents, his/hers plan on selling the house.

Finally ask.... Why should I choose you as an agent?  Look at the eyes and feel the connection. Did you click?

Really is not an easy question, every agent will state that he or she is the best, of course, that is rule # 1 to get clients, sell and make a living. All agents have pretty faces, but how do we know if an agent is really good and, responsible and the most important part, is a closer!. ( Close on a deal). Check for agents who hold at least 10 listings at a time. That is the best way to prove they are really in business.

You will need to find a good agent with experience in short sales and many transactions closed. A good and eficient listing agent will have to show at least 10 active listings minimum at all times. Everyone can say that is an expert, but expertise is having done many transactions.

Yes, if you go Short Sale find a broker that specializes in that. We have not been successful with these higher end shorts so we don't take those type of listings. (however, some brokers will take any listing, and hope for the best......)

Intervieing agents and taking referrals/recommendations from friends is always a good idea.

Make sure that the agent is experienced in your type of situation. Short Sales take experience to be able to navigate and get the best outcome for you. Find an agent with Short Sale designations such as CDPE or SFR.

Follow your gut. Go with someone that feels right to you. You may not need to do a Short Sale.

Call several local agencies and interview the Realtors.
Find someone you are comfortable with to sell your home.

Just remember to let them do the job you hire them to do .... not the way you want them to do it.

Realtors are professionals, otherwise you would not be trying to hire one to sell your home. If you are going to tell them how to do their job you may as well FSBO.
