What is the best way to find a real estate agent to help sell my house in the Nashville area?

I am looking to sell my house in the Antioch area, but the agent who helped me buy the house is no longer in the real estate business.  I need to find someone who is reliable and will not charge me an arm and a leg to help me sell my home.

All good answers below... I would just add.  Interview them!  A good thing to do is have an Agent come by to do a market analysis on your home.  That way they know your home well enough to compare it with similar sales in your area.  This will help to be realistic about value and expectations.  When the Agent comes in your home, you pretty much know if they see the attributes of your home or not.  If they lack that passion... how will they successfully market it on your behalf?

Try to find a Zillow Premier Agent who is knowledgeable in your area. They will be able to obtain the most direct buyer leads for your home. When interviewing agents, remember that it shouldn't always be about "how great they are"...but listen for comments such as "how they can market your home, what they can do for YOU. The agent needs to treat you and your home as valued clients...not just more numbers for the month...

Google search and referral recommendations / testimonials.

As the already aforementioned comments eluded too,  research yourself and interview the agents.

Consider the ones that are "farming" your neighborhood because they are already familiar with your community.

Consider their designations / education / experience / and communication / responsiveness.

Consider NOT going with a discount broker thinking this will save you money.  It will generally not unless your house is in an area that is extremely hot.

Consider Angie's List (although you pay for it) or other means for online reputation services.

Don't think because they are with a BIG company means you will ALWAYS have More exposure or a harder effort.  It comes down to the individual agent and the personality clashing or meshing.

You will make an educated decision about picking your physician or dentist the same way to decide if they are right for you.  Think about selling your home and picking the agent the same way.

Good luck!

IF you know of anyone looking to buy or sell in the Charlotte or Huntersville NC area,  please keep me in mind

If you can contact your previous agent, ask them for a referral - they should know a good agent in the area.

Always talk w/ a Broker in person. Ask, "what will you do to get my home sold?" You want a Broker that is action oriented. What will the marketing plan be? Will she host an Open House? Ask them to show you results-- how many homes have they sold in the past 6 months? Ask for referrals. You want to have an excellent relationship w/ your Broker for these are legal documents you are working with and if he/she misses one box to check, etc., it could cost you $. Good luck!
