Hi Susanna and Vincent,
Thanks for your responses. In this case it's not a short sale but rather a foreclosure sale, and I don't believe a title report is available. Is there a way I can find out what is owed on the property through research?

Susanna is right.  One of the things to keep in mind is that these are all the recorded liens on the home.  The amounts however are not exact payoff amounts and may be more or less depending on whether that seller taken out from an equity line or not paid his mortgage.

Since you're asking about mortgages and liens, my guess is you may be making an offer on a short sale property.  As a short sale specialist, when I work with buyers on Kauai, the way we address that is to ask the title company for a preliminary title report prior to making an offer.  That way we can see what liens are recorded against the property.  It's free.  Although not as thorough as the fully researched title report provided during escrow - it's invaluable to know up-front what kind of exposure the banks have in order to understand where we should make our offer.
