What is the best way to get your property taxes lowered?

I already have a protest date, but now I have to submit materials to back up my request for a 25% reduction.  What sources do I use to determine what the properties around me are worth?

If you recently bought your home and the assessed value is greater than what you paid for the property, then just show up with your Closing Statement.  That would be sufficient to get a reduction.

If you've owned your home awhile, then you'll need to show 'proof' via other market sales that have occurred in your neighborhood for similary sized homes within the last 6-9 months.  Remember, you trying to prove that your home was worth $XXX, XXX at 1/1/11, when valuations are done.

Your best bet is to talk to a local REALTOR that covers your neighborhood (drive around and see who has a sign in someone's yard) and call them to see if they are willling to give you a Competitive Market Analysis (CMA) for your home dating back to the last 3 months of 2010 and first 3 months of 2011.  It might take you a couple of calls but I'm sure someone is willing to help you.

That will let you know what valuations are in your neighborhood and if you will be eligible if not for a full reduction in valuation, at least you can get a partial reduction in value.  Most of these hearings wind up being  'barter' system anyway.

Your best source for recent sales is to go to the MLS "Multiple Listing Service" in your area.  You should search for homes that have sold in the past 6 months. The homes should be the same type of house as yours.  For example, if you have a 3 Bedroom, 2 Bath ranch you need to find the same type of house that has sold. (in other words, you can't use a colonial or a split as a comp. Also, there are attornies that specialize in tax grievences.  They charge 50% of the first year's reduction.  In my opinion it is well worth it. I hope you found this information helpful.  Good Luck!

An appraisal is the only valuation that really means anything.  It doesn't cost that much for it.  But it is only good for the date requested.

Of course, if you really want to lower the property tax, the way to get it substantially lower is to have someone else burn it down.
