The most important factor in selling any home is the price.  So in your situation, you want to be sure to price the home to reflect the condition and repairs that are required.  You'll also want to make sure that it shows well, so make sure that it is kept clean, the exterior is maintained (snow removed, lawn cut, etc.) and you highlight any special features of the home to contrast the repairs that might be needed.  Before you put the home up for sale you should also decide if you are willing to make any repairs to the home that might come up in a buyers' home inspection prior to closing or if you prefer to sell the home in "as-is" condition.  Don't get tempted into updating or replacing anything in the home when it needs a good deal of repair - it will be a waste of money. You're better off leaving the work to the buyers so that they can make their own choices of new materials and fixtures.  Feel free to contact me if you have any further questions.

When you sell a home that is not exactly a "jewel" but with a lot of potential, "Staging" is the answer, there are some buyers that love the charn of an old home and most of them are aware of the work that implicates owning al old charmer.  There are some repairs that might be needed depending on the bank: termite damege, structural, etc. I will be glad to email you a list of tips for Staging your home, just email me at : mariluk@yahoo.com

Pricing any home, old or new, is critical. Our research has shown that that if a house is priced at fair market value, then it will attract 60% of all potential buyers. If the price is as little as 10% too high, this number drops to only 30%. 
Any updates you make may not appeal to those potential buyers so simply be honest and reflect any repairs needed in the price.
I have a house listed that was built in 1972, badly in need of updating as well as replacing 2 air conditioning units. My sellers were not overjoyed at the price I suggested but eventually had to concede that they weren't going to get what they hoped. Sad...but true!!

the best way to sell any home is to price it right. some realtors might tell you to update everything but the tiime and money in this market is a large gamble.
whether your house is old or new the only thing that matters is that the person that wants it thinks it is worth it to them.
if you update anything you will change the price to reflect that so why not save yourself time and trouble and price it right for what it is now?
