NOTE: Nate Wolf is a Zillow Allstar and is a Licensed Broker in North Carolina and South Carolina.
An appraiser is overkill for Orangeburg SC land sales. Orangeburg is not a fast moving market for land sales. Hire a land broker/realtor and they can help you target developers and buyers for your property. Getting an appraisal will just be money that you can save-- a buyer will get their own appraisal done. Your realtor / land broker can help you determine the market value.

I would seek advice from an appraiser, check here for one, AND a local Realtor who specializes in land sales

Land value is based on "highest and best use." So, you need to determine the best use for the land. It may be to sell it to the school or to determine if the land can be subdivided into smaller pieces and sold individually. Doing some of this homework yourself will make it more marketable.
Having a plat drawn showing the best use, such as subdividing into lots, will give the prospective buyer better understanding of the value of the land that's being purchased. Then you may be able to sell it all to one buyer such as a builder, or individually to several people-- and may make more money that way.
I often also recommend to partner with a builder to allow the builder to market the property as "to be built upon" -- because there are more buyers for houses than for vacant land. And if the builder is willing to pay a higher price or share in the profits with you, it's and even better win/win.

Base your price on recently sold comparable properties. You can set the asking price at or below recently sold comparable properties to sell quickly, OR set the price just above recently sold comparable properties but below all your competition.
An auction is a possibility, especially if you just want to sell quickly and are not going to set a reserve price. Just do not think you will get as much at auction with no reserve as you will by selling with reserve or by listing with an agent that is experienced in land sales in your area.

What is the best way to value land and price to sell?
