Generally it is any similar type, size and quality home sale within 1 mile of your home within the last 6 months, which an appraiser would describe as one of the comparable properties for your home in an appraisal.
In generic terms, the comparable to your home would be another home with similar qualities in a like location. Say for example you live in a 2 bedroom, 1 bath ranch home with a 1 car garage on a quiet cul-de-sac. If there are any other homes in the cul-de-sac that are 2 bedroom, 1 bath ranch homes, they would be considered comparables. Homes meeting this criteria in nearby areas could also be considered comparables. It just depends on the size and makeup of your town as to how far out you can go and still consider homes comparables. The closer the home is geographically and features, the more 'comparable' the home is.If you are looking for specific comparables to your home, I'll support what wetdawgs said, we don't know your home and we'd just be guessing. Contact a local real estate agent if you need more specific info.
