Rate is the same as owner occupied but the points are 1.75 more if you put down 25%, 3 points more if you put down 20%.  Add an additional 1 point if the property is a multi-family.

in most cases, the rate can be the same as it would be on an occupied property, with an extra fee of 1.75% of Loan Amount.
