What is the minimum down payment on a multi-family investment property in Broward County (Florida)?

I've heard as low as 10% (Homepath only), with some saying 20% and 25%.  I would like to know if there are lenders out there that require less than 20%.

Even with Homepath, you need 20% down for Multi-unit investment.

Less than 20%, loan does not exist.

Home path is good for Duplexes, 2 unit condos and two unit townhomes/carrage homes, and investment homes you can do 10% down but only as a single investment property you cannot buy multiple Homepath invesment properties for 10% down.

Right now you can get 3.5% toward closing till June 30th on Homepath homes.
