I show 5 homes for sale ranging from $299,900 to $524,900. Based on square footages, they seem to be reasonably priced. The fact that they are listed in "Monroe" is a negative factor for many potential home buyers. Monroe has seen an upturn in status, but traditionally has been seen as a rural, difficult to reach location for Charlotte-area buyers.
The new I-485 Loop and expansion of several other roads including NC-74 / Independence Blvd, have all contributed to an increase in interest in Monroe. Even homes which access the Wesley Chapel area schools, but have a Monroe city address are typically less marketable than homes which do not have a "Monroe" city address. School districts are often a very big selling feature for some buyers.
I think Monroe is a great place to live. They are seeing major growth, and the regional infrastructure planning mean that Monroe will truly be incorporated as a suburb of Charlotte in the very near future. So, depending on a buyer's "wish list" these could be great homes.
