It is very straight forward when you buy cash.

1.  Make sure the cash is in the bank.
2.  Your closing costs are real low, around 1K (that would include a home inspection and title company fees).
3.  Depending on how long the home has been on the market, you can get a better deal.
4.  You can close (get the keys) in as little as 10 days if the house is vacant.

If you need help, I am local and can assist you.  Feel free to reach out through my profile.  Zillow's rules prohibit me from posting my contact information here.

A big advantage of making a cash offer is that you may be able to get a better price, shorter closing time (as short as 3 weeks) and lower closing costs (no origination fees, no mortgage commissions, appraisals etc)

You have to have the cash in the bank.
We write the offer with cash ---no financing.
You will want to show some kind of proof of funds.....instead of preapproval letter....so for example a bank statement.
Really not hard....

Do you have property in mind?

We can walk you through it step by step.

You will need certification of the funds when you make an offer.  Find a Realtor to assist you to protect your rights and move the transaction along.

The process is the same with the exception of waiting for bank approval.  Offer, acceptance, inspections, repairs if necessary, appraisal, title insurance, home owners insurance, title company or attorney to close.

Using cash to purchase a house is easily done.  If you don't already have a realtor, find one and get an offer written.  An agent will be able to provide you with all the answers.  People love cash buyers!
