What is the process for First Time Home Buyers in FL?

I am looking to buy my first home in Jacksonville, FL and am looking for advice on what the process and first-steps are. Specifically, I want to understand more about the first time home buyer program and down payment assistance. I'm hoping to move into a home sometime this summer - is this realistic?

There is a program that I use, that gives fha buyers (who meet the requirements) a 10k interest and payment free loan to take care of the down payment and closing costs on the home. You only pay back the loan when you sell. If you pay your loan off, you do not need to pay the loan either.

Qualifications
3 years of tax returns
640 credit score
Must not make more than 70,000 individually
Must make more than 25,000
Must live in the home as the primary residence
May not own another home at the time of purchase

Since there are so many financial implications when buying a home I suggest you start with an experienced qualified mortgage professional. If you plan on using DPA to buy a home you will have 2 qualification processes to go through. A local loan officer should know of DPA's in your county and assuming they have money left to lend you can contact them. They will usually have you attend a few classes to prepare you for home ownership. All of this is in vain though should your credit or income not be up to snuff. This is why I recommend starting with a loan officer. All the best!

You can find information about the program as well as a list of loan officers familiar with the program who can offer guidance.

The first step is to find a buyers broker that can guilde you through the homebuying process so that you make the best decision.  Go to the National Association Of Exclusive Buyers Agent wwww.NAEBA.org to find an agent that represents only home buyers and never sellers. 

The commission is paid by the listing office or the seller, so there is no direct fee that the home buyer pays.

One could certainly a purchase a home by sometime this summer, but it depends on your starting point. 

Here's a link to Zillow buyer's road map.  

Down payment assistance tends to have local programs with strict qualifications.   Search for options in your area to see if you qualify and if funds are available.     (Don't count on it.)
