I know this is an older posting but its a good one.. Screened porches always bring better value, people love to sit 'outside' without being visited by flying critters! However you can over build, talk to a realtor to make sure you dont overbuild

It will depend on the enighborhood and comparables. I would suggest contracting your real estate agent to give you accurate data for your neighborhood.....best of luck

My best guess is 80% or more in the moderate to luxury priced market. I have had buyers walk away from homes that did NOT have one - in this slow market that alone is heavy consideration. There is nothing like a screened in porch with a lazy spinning fan for enjoying the outdoors or ability to open one's back door for some fresh breezes.

You will get some return or at least break even. But you can ensure a greater return if you were to convert it to true living space, hence increasing you living space square footage area. This will be a bit more of an investment; considering foundation and heating during winter but will be very affective. Good Luck

That will depend on what you spend to convert the deck to a screened porch. Appraisers use guidelines to adjust for differences and typically I have seen them adjust for a screened porch with a value between $2000 and $5000 depending on the finishing, size and how it compares to other homes with screened porches in your area. I find that the best ROI on things like that is enjoyment and how much time you will spend out there enjoying the NC evenings. When you sell the house it may sell faster than a home w/out a screened porch, but that will be a buyer preference.
