What is the significance of a LAR3 property? what does it mean?

If there is a triplex and it's zoned LAR3 i understand that is for 3 units. What if there is a detached 3 car garage and you build on top of that for another residence.
Do you need to get a permit for that to make it LAR4?

Is it difficult to get this permit if the residence is already constructed over the garage?

Hi Reid,

LAR3 does not necessarily mean only 3 units can be built.  It all depends on the size of the lot.  Basically, there must be 6,000 square feet of lot per unit.

no ... it needs 1452 SF / unit ... so 6,000 square foot lot will allow you to build 4 units on it.  Just letting you know.

So ... to add another unit you do not need to rezone from LAR3, but you do need to stay within the guidelines and get a permit to build through the city.
