So basically, take a tape measure outside and measure wall to wall, and I hope the house is a giant rectangle, otherwise you have to section of rectangles then add together. If two stories it can be more difficult unless the second is exactly the same size as the first. Then you have to deduct for certain things like attached garages and usually basements and patios, but that can depend on how they are finished

As an agent - I have found most SF used for MLS purposes are exterior measurements (simple geometry) minus the garage, or other unfinished or unheated spaces.
Most appraisers will only count heated finished spaces. A heated space you have to access by walking through an unheated space (go outside to enter a second building) ussually is not counted.
