Agreed with the advice - talk to at least 2 active agents in your area and ask them for a CMA - market analysis. Most agents do this for free and use the market analysis as part of their presenting themselves to you for business.
An agent will help you discuss the factors - such as what you owe, your situation, your motivation for selling, staging the homes, maintenance or repairs that should and that could be done for listing.

If you contact an agent directly they can pull the comps in your area and give you an idea on what to list it at. What did you do to rent it out? An agent could also assist you with renting if that is a better or preferred option by advertising it to find you a renter. Contact an agent and have them do a comparison of both to give you a better an idea of what is your best option.

I'm surprised you tried to rent it and were not successful - rentals are pretty hot right now.

Think about it as an initial interview for the Realtor that will eventually list your home. You will be able to tell who put the time into doing your CMA and the ones that were just thrown together.

You can get an idea of a starting point from Zilow and other AVMs, but really should talk to a local REA if you're serious about trying to determine current market value.
If you're going to go the REA/CMA route, get multiple CMAs from different brokers so that you can compare the comps.
