What is unfinished walk out basement value for resale? If two houses are equal otherwise.

If the one has a full (2108) walk out unfinished basement with door and window for egress, how much will an appraiser add for the space to the value of the house?

So, if the average price per square foot is typically $100.00, the the unfinished basement should be around $50/sq ft?  Seems a little high but that's why I'm asking.

As a Realtor in the area and not an appraiser I cannot give actual values BUT... I've been told most basement space is valued at around half of market values per sqft because it is easier to add finished basement space to the total sqft as apposed to building, but again I'm no appraiser but that has been a rule I've followed.  Plus I've heard that before on similar posts.

The other house has no basement.  Both have @2400 sq feet on main level and then the one has a 2100 sq foot unfinished walk out basement.

Do you mean the other house has no walk out or do you mean the other house has no basement? If it has a basement does it have an entrance out at all or only through the house?
