What kind of rent should I be getting for a duplex?

1bd/1bath duplex, modern ammenities, but with a cozy feel. Hardwood floors through-out. New kitchen floor with small kitchenette. Granite counter tops. New windows through-out. All appliances included;  refrigerator,gas stove stainless steel hood, dishwasher, microwave and garbage disposal. Ceiling fans through-out. Shared washer and dryer included on property. Private fenced in back yard with a deck. Patio furniture included. Paid water. Gardening service included. Shared two car garage. Pets considered.

Hi,
When I give my friends or clients rental advice, I always remind them to check out their competition. My co-worker (who owns a few rentals) always goes to Craigslist's housing section and sees what similar properties are renting for and then prices accordingly. Providing parking spaces is definitely a plus in Long Beach, so really market that to renters who are sick and tired of living in the impacted parking areas to the south of Cal Heights. Good luck and hope you find some wonderful renters soon!

Rent varies depending on the location, amenities and the property's condition. But you definitely have a lot of great features to your property! With a garage, you can charge a little bit more because you do provide parking to your tenant(s). Also, having a backyard and a community washer / dryer is also a plus. Check your local market to see what landlords' rental rates are for 1 bed / 1 bath units. Consult a local Realtor, like myself, on advice for your rental needs!
