What makes a mortgage "Energy Efficient"?

I couldn't quite belive I was reading it in another thread. An "Energy Efficient Mortgage"? However, rather than hijack a sincere request for help...

Things that make a mortgage "energy efficient"...

 - Only loans money that has already been circulated, at least once?
 - Bonus points for lending money printed on recycled paper?
 - Bonus points if the LO drives a hybrid?

Energy efficient mortgages:

a.  No trees spent in generation or maintenance of the mortgage.

b.  All transactions are electronic,

c.  Electricity use for all steps is all generated by solar and/or wind power.
