If it is not on a town, county, or state year round maintained road I value it very little. If it is not close to an affordable electricity hookup I value it even less. Land that can not be built on has little real value. Land that is landlocked has almost no real value except perhaps to an abutting landowner.
Maybe is has to do with location. In my state a lot of landowners have no problem with others hunting responsibly on their land. That makes it a lot less of an issue than if hunting areas were inaccessible.

Distance from areas where there is light pollution is a big bonus. Not so much for any hunting reasons but for enjoyment of the evenings when you are there for camp. I am more than happy to drive the 3 hour trip to my hunting property to be three hours away from the metro. The lack of county roads to it and the difficulty of traveling that last 5 miles just ensures that nobody else is accidentally trespassing. Not to mention. The price per acre is affordable to me since no builders want to buy it all up. It is all in how you look at it. Hopefully electricity will keep its distance a bit longer too

Contributions:27I think it's location and wildlife for each buyer... But of course you can't hunt all the animals in the world off one property but maybe your favorite, close to home spot.
