One upgrade I consider essential is electricity. That 1796 house may be great but without electricity I am not that interested. Beyond that it just needs to be in good physical condition.

A very easy and cost effective upgrade is to paint your ceilings; many homebuilders just have their paint crews go in and spray the cheap "contractor" grade paint on everything. If you look close your ceiling is more of a light grey than a white - hold up a white piece of printer paper up and you'll see.
