What should I do if my Zestimate has risen to be more my asking price?

Raise the list price?  Hope that the new Zestimate will attract buyers looking for a deal?

Forget about it.  The oscillation of individual Zestimates are mostly statistical noise.  Additionally individual Zestimates, while a good tool, take a lot of effort to interpret them and use them correctly.  They are a starting point, if you look at the Zestimates for the entire area, combine that with some other research efforts, and careful observation of your market over a 6 month or greater period you can do a fair job of figuring out a fair market value using the Zestimate as a starting reference point.  What you can't do is take an individual property Zestimate for one point in time at face value, roughly half of them are above, and the rest are below true value.

I'd consider it a gift from the Gods.  Zestimates are like snow.  You never know how much you will get or how long it will last.  Tomorrow it could be down again.

use that in the marketing of the home...showing potential equity to the buyer!
