If anyone drives up to your home and begs to buy it sooner...look at the offer and seriously consider it if it is what your asking price is.  If this scenario doesn't play out...get it prepped and ready to sell by early spring of next year!  Bake one of my favorites...Apple Cobblers!  There's nothing more inviting than the aroma of freshly baked apple cobblers in the air.  Good luck!

You have received some good answers! On top of all those preparation, you need to check the market value also, how the prices are going in your area whether going down or up or stable so that you will get some idea whether you will gain anything by selling your house or you have to pay anything from your pocket in order to close the transaction or will be it a short sale.... good luck in your preparation!!

Make sure your house is neat and sparkling clean, remove all clutter, paint if necessary and don't forget the exterior for curb appeal. Interview any local agents, choose the one you like best, ask for comps and set your listing price realistic to today's market. Good luck.

rockinblu's advice is always excellent.  Concentrate when you read those links.

Address condition.  Repair everything you can and be prepared to inform potential buyers about anything you could not.  Consider getting a home inspection early so you can repair and/or disclose.  Prepare an info packet on your house (paperwork for appliances that will remain with the house, information about the location).  Ensure the front yard and front of the house (buyer's first impression) look really good.  Stage.  On my website, on the science and art of staging, I offer a lot of information about all of this.
