-advantages no realtor fees

-disadvantages: some lenders are sticky about "arms length" transactions

There are other pros and cons but I don't know enough about your particular situation to comment further.

Disadvantage; your children will not be able to take the First Time Home Buyers credit because you are not allowed to purchase the home from your lineal descendants. (meaning buying a home from your step parent would be ok). This is assuming they would've qualified for the credit without buying the home from you.
