What the deal with Lead Paint?

For every transaction i do in the Sacramento Area, i'm required to provide information to the buyers about lead based paint.  Lead based paint was discontinued in the 1977.  So most homes that were made pre 1978 contain lead based paint in them.  That would include many of the homes in the Sacramento area.  Most of the time my clients are not very concerned with it but it is still important to be aware that your home may contain lead based paint and what that means.  Below is a short article about easily testing for lead based paint.  THis is something that can be done during a buyers inspection period of escrow if they want to do so.

Buyers need to aware that most pre 1980 houses contain lead paint. 90% of houses built before 1940 have lead paint, 80% of houses built between 1940-1959 have lead paint and 62% of houses from 1960-1979 have lead paint. Lead paint poses no health hazard if the surface is in good condition or covered with a top coat of non lead paint. Lead paint is only an issue if it is chipping/peeling, demo'd or sanded down.

Since any tests that prove lead paint in the property must be disclosed under CA law to any future buyers. it may be better to simply assume that a property has lead paint than to test and be required to disclose it as a fact later when you sell.
