If you aren't already doing this, make sure you change your air filters regularly and have it serviced twice a year. Not only does this ensure your systems are kept at peak energy efficiency but HVAC service companies can troubleshoot potential problems before they become costly. It's kind of like having your car's oil changed regularly. This will keep energy costs down and unexpected repair costs to a minimum.
Equally important is regular pest control, especially if you live in a state that is prone to termites. Having a termite bond on your home will offer protection from wood destroying insects that you wouldn't detect until it's too late, or until a potential buyer has your home inspected prior to purchase.
Another tip I give my clients before listing their home is: get rid of everything you don't want. Now is the time to clean out closets, the attic, basement, under the sinks, everything that can go should. Likewise, if you are in a position to rent a short term storage unit, pack everything away that you can live without until you move into your new house. You're going to have to pack it eventually. This way you get clear out excess furnishing and other personal belongings making your interior space appear bigger and neater.
You have the correct approach if your objective is to keep your home in top condition. If you do that, you'll be just fine!
