Dear Beverly,

The first thing to know is where you are currently positioned in your marketplace.  What have homes been selling for in your neighborhood for the previous year and what condition are they in?  If you know you want to sell your home NOW, we would recommend (unless it is leaking) that you hold off on the improvement and offer it as a negotiable item in the sale.  Just as sure as you spend the money for the roof, the Buyer that wants your home may prefer new carpet!  A roof is a significant investment and we wouldn't want you to spend the money anticipating a big return...that may not happen at all.  Improvements that make you money most of the time are kitchens and bathrooms.

A new roof is considered normal maintenance, and doesn't normally add value.    However, if you were to sell with a roof that needs replacing (within the next two or three years), a potential purchaser may discount the offer by almost double what a new roof actually costs.
