Can I get some feedback about what people might offer on a house on a very busy thoroughfare street, 3/2 2300 sqft house in Alamo Heights (San Antonio), TX in this market? The house looks like it's well-maintained and updated.

Before you consider an offer I would suggest scheduling a showing. Don't you want to see the inside 1st?  If it is listed with a real estate professional than call that realtor.  If you choose not to have a realtor than this other relator maybe working for the sellers and not you....the realtor will get paid both side of the transaction.  So why not get a professional to represent you and negotiate the price AFTER they prepare a compararble market analysis for this home.....good luck

No, it's not FSBO, but  THANKS for letting me know that you should adjust for the busy street!  That's really helpful.  Is there a way to get an estimate of comparative sales WITHOUT going with a realtor? I know that it depends on all these factors, but I can't get acess to what similar homes have sold for, can I ??

That question really is very specific to that house. Local comps (i.e., actual sale prices in the past 3-6 months) and neighborhoods, as well as trends, projections, and local issues all play into the offer price.

It sounds like the house would comp well since you say it is well maintained, but being on a busy street would be a negative.

Hi, Are you buying it FSBO? You should contact a local Realtor, and get durrent comps on the area, then see if the price shoud be adjusted to compensate for the busy street. Remember RESALE value, location location location. Good Luck!
