I can't agree with  you more! Thanks for your feedback --- any sellers or buyers out there have any insight on what you do ---- however, I strongly encourage you to 'interview' your realtor --- make sure that your expectations and their level of service meet 'hand in hand' --- your realtor is can be your best choice or your largest mistake when it comes to today's market, local knowledge is crucial to the home buying and selling process!

don't know you area but the answer is the same for any part of the country.
is your agent fully experienced in your local market? can that agent be referred by anyone you know? if you are looking at a special segment, such as new construction, foreclosures, short-sales, find an agent that is experienced in that particular process.
