Expect to pay 6-7% in commissions
1-1 1/2 % in seller closing costs
and at that price point 3-5% in buyers closing costs.

The first two are fairly firm and the last can be negotiated with the buyer. be cautios with negotiating to fiercely with the buyer, as many buyers at this price point do not have the additional $3-5,000 to pay for their own closing costs. Good luck.
