I believe I would spend even more time than I have hosting open houses. The visitors are many times ready to go buyers with checkbook and preapproval letter in hand. Do both Sat and Sun open houses when you are starting in the business.

Spent a ton of cash to get started and devoted way to much time trying to build web marketing. Go out every morning with 20 business cards and don't come home until you have had 20 face to face with perspective clients and handed out all 20 cards. Face to Face is what will get your business up and running! Best of luck!

I wouldn't do anything differently. I began my carreer by attending an in-depth three day seminar subject such as how to implement systems into my business, work with buyers and sellers, etc. It was the best investment I've made and it got me off to an awesome start!

If I were just getting started in the real estate profession, I will:
* Buy a new suit and a new pair of shoe and a new pair of the shorts, that the money came from I were reduce my children's allowing.
* Buy a new car with 24% interest rate @ 6 years payment and the down-payment is borrowed from my wife's relative.
* Print 1,000 business cards and send them to my neighbors on every day and the money is also borrowed from a friend since the banks just closed my credit cards on last week because of I hadn't pay the monthly-due in last 3 months.
* Take down the hat (if any) and smile to my neighbors whenever i see them, with the teeth are brushed (I'm not bruising the teeth so often).
And much more...
