Studies show that the spring months of March-May give owners the best opportunity to list and sell their home quickly.  Also, the best day of the week to list your home for sale is Friday as buyers are more eager to search, schedule, and view your home with the weekend approaching.

I would recommend listing a property for sale in South Florida the second week of January, 2014.
This is peak season for snowbirds and other out of towners.  They usually vacate after April 15, 2013, which will give you 3 months of "season" to sell your home.

There seems to be some difference of opinion as to when is the best time to list a home for sale.

If you're not in a hurry, wait until March, because that's when families with children tend to start looking, because they want to be installed in the home before the start of the next school year.

If your home is in the $1 million and up category, you may want to list it at the outset of "the season" -- sometime in early November. That seems to be the time of year when homes in this price category have their highest traffic.

However, if you look at sales statistics in the area, you'll see that homes sell during every month of the year.

Price typically determines how quickly a home will sell. If you price it properly, you'll move your home at a relatively rapid pace in this market, because there are still not yet enough homes to go around.

Every area is a little different. In my area, sales are dead this time of year and very few houses will sell before March. The ones that do sell sell for less than properties marketed in the early spring.

Your area might be different so ask a few local agents what trends they typically see at different times of the year.

I normally would agree with the rest and say the spring, but because of the lack of inventory there is no better time than now.  If you want to sell than list your home.  During the holidays is when all of the serious buyers are out in the market.  You are not going to get as many lookers.  There are still a lot of buyers out there and if the interest rates go up than you could lose out on someone that may be able to afford the home now.  Good luck and let me know if you have any questions for me.

In my professional opinion, the best time to list and sell your home is in the fall and winter months.  Although its the holiday season, buyers who are looking are your most motivated buyers, and you are likely to get top dollar for your home, because there's a limited supply of inventory on the market.  If you wait until the Spring time, like most other home seller's, you have more homes to compete with, therefore netting a smaller bottom line.

Answer: Whenever you're ready to list the house at it's market value, and not a penny above. Pricing is 90% of the equation. If it's priced too high it will never sell no matter what time of year. 

In my opinion, there isn't a selling season - in the Spring there are more buyers AND more sellers. For sellers this means more competition from other listings. In the Winter there are less buyers, but at the same time, there are less sellers. For sellers, there is less competition from other listings. The ratios are always similar.

The best time to list your home is when you are motivated to sell. Else you might be wasting everyones time, including your own. Keep in mind homes sell everyday, regardless of the time of the year or regardless of it being a  "Good or Bad" market. The key is to price your home at a fair market price. Right now in Phx, around 73% of homes listed are overpriced and just sitting around.
